Facilities & Maintenance Manager

The First Church Facilities & Maintenance Manager is responsible for planning, coordinating, and overseeing all aspects of building, landscape, and parking garage maintenance and use. 

This is a 0.4 FTE, equivalent to 16 hours per week. This is primarily an in-person, on-site role.

Compensation: $22 – $30 per hour (based on experience). Includes paid holidays, generous PTO, and sick leave.

Major Responsibilities

Building & Landscape Maintenance

  • do strategic planning for long-term building maintenance
  • hire and supervise vendors, staff, and volunteers who do the work
  • make repairs or contract for repairs when needed
  • work with IPM to keep garage maintained (access doors, restriping, etc) 
  • liaise with Trustees regarding facilities and custodial issues

Vendor Management  

  • primary contact managing and maintaining relationship with parking management company
  • research, select, and engage all other vendors required for building, landscape, and garage maintenance
  • draft and negotiate contracts
  • manage vendor relationships and performance to maximize revenues and minimize costs
  • maintain and monitor scheduled vendor service

Outside Building Use 

  • support strategic planning of building use initiatives in partnership with clergy, Trustees, and other church leadership
  • manage outside use of the building
  • schedule staff and/or volunteers to support events
  • verify contracts and insurance required for outside use of the building
  • ensure tax and legal compliance

Other Responsibilities as assigned

  • act as point of contact with the City of Seattle (including Special Events office), Seattle Center, Climate Pledge Arena, and other neighbors and neighborhood leaders to inform church of local events
  • attend Trustees meetings and report to Trustees

Specifications

  • JOB-RELATED DECISION MAKING will include decisions related to vendor selection and building maintenance schedules. This position is accountable to Trustees for building decisions.
  • BUDGET AUTHORITY will include disbursement of facilities funds in collaboration with the Business Manager.
  • SUPERVISORY DUTIES will include responsibility for managing custodian resources. Custodian resources may be employees, or they may be contractors or provided through vendor services.
  • REVIEW OF WORK will be done by the First Church Business Manager. Evaluations will be held every June/July for the duration of the position.

Qualifications & Experience

  • Professional experience managing the care and maintenance of commercial buildings
  • Experience with customer relations
  • Experience managing vendor and partner relationships
  • Church or non-profit experience preferred
